Quick answer: Moss on a Kelowna or West Kelowna roof is usually treatable with professional soft-wash when the shingles still lie flat and the roof is under about 20 years old. Moss is not just cosmetic. On asphalt shingles — the most common roofing material across Kelowna and West Kelowna — moss:

  • Holds moisture against the shingle surface long after rain stops

  4. No active interior leaks or attic daylight
  5. Moss is localized or moderate — not a thick mat across every slope

In those cases, a professional soft-wash can kill moss at the root without stripping protective granules. Pressure washing asphalt shingles is not the answer — ARMA and major manufacturers warn against it because it can void warranties and shorten roof life.
